We act as mediator between the parties- structuring, contracting, and facilitating the closing of the deal. We will sit down at the same table with the parties from the start. We typically will charge 2% of the purchase price to mediate, and we will certainly include any necessary legal work (except litigation).
For both parties, this is the most efficient, economical solution. Both parties need to be in general agreement of the terms and conditions, with Buyer’s financing and Seller’s clear title in place. We will structure, contract, and execute the Purchase Agreement at the direction of the parties. Earnest money will be deposited with the chosen title company. We can facilitate title work, inspections, appraisals, or repairs(although these remain at the parties’ expense). Then we will prepare necessary legal documents for closing.
