Typically, we will charge 1-2% of the purchase price for our services. This will include all necessary legal work, except title work or litigation. When we mediate for both parties, we will charge 2%, and when we advocate for one party, we will charge 1%. We will often charge less for larger properties. Every deal is different and we reserve the right to adjust fees according to the complexity of the transaction. In any case, you will know our fees from the start and they will not change unless your deal changes.
We are a law firm, not a real estate firm. As such, we require that our clients provide a retainer fee of one half of the total expected fee upon engaging our services. The other half will be paid to us at closing. (In the event that the deal does not close within 30 days of the contract date, we will keep the retainer for our work, but will offer our client the opportunity to re-engage our service within six months for half of our typical fee.
